If you’re a homeowner or buyer wondering whether now is the right time to secure a fixed mortgage deal, you’re not alone. With ongoing speculation around the mortgage rates forecast UK 2026, many Norfolk homeowners are asking the same question:
Should I fix my mortgage now, or hold off in the hope that rates fall further?
The honest answer? It depends on your circumstances, your appetite for risk, and your long-term plans.
At Brancaster House Financial Planning, we help clients across Norfolk and Norwich make informed, strategic mortgage decisions based on expert advice.
Understanding the 2026 Mortgage Market
Following the volatility of recent years, many analysts expect UK mortgage rates to gradually ease through 2026 as inflation stabilises and the Bank of England potentially reduces base rates.
However, while this sounds promising, mortgage pricing is influenced by far more than just base rate changes, including:
Inflation trends
Lender competition
Global economic pressures
Government policy
Your personal credit profile and loan-to-value ratio
Rates may fall, but there are no guarantees they’ll fall significantly or quickly.
Fixed vs Variable Mortgage UK; What’s the Difference?
Fixed Rate Mortgage
A fixed-rate mortgage locks your interest rate for a set period, typically 2, 3, 5 or even 10 years.
Pros:
Predictable monthly payments
Protection against future rate rises
Easier budgeting
Cons:
You may miss out if rates fall substantially
Early repayment charges may apply
Variable or Tracker Mortgage
A variable mortgage moves in line with your lender’s standard variable rate or the Bank of England base rate.
Pros:
Potential savings if rates fall
Often more flexibility
Cons:
Monthly payments can increase unexpectedly
Greater financial uncertainty
Should I Fix My Mortgage Now in Norfolk?
For many Norfolk homeowners, securing a competitive fixed deal now could offer valuable peace of mind; especially if:
Your current deal is ending soon
You’re concerned about affordability
You prefer financial stability
You want to avoid future market uncertainty
Waiting may be worthwhile if:
You’re financially comfortable with payment fluctuations
You believe rates will drop significantly
You have a short-term property strategy
The Risk of Waiting Too Long
Many borrowers delay action hoping for “perfect” rates; but timing the market is notoriously difficult.
By waiting:
You could move onto your lender’s higher standard variable rate
Product availability may shrink
Lenders may tighten criteria
Small future savings could be outweighed by immediate higher payments
Why Independent Mortgage Advice Matters
Choosing between fixing now or waiting isn’t just about rates; it’s about your broader financial picture.

On 30 April 2026, ACG hosted its sell-out CleanTech Showcase 2026 in partnership with Hethel Innovation and supported by Connected Innovation at the Hethel Engineering Centre in Norfolk, bringing together professionals, industry experts and decision-makers to explore the opportunities emerging across the CleanTech landscape.
Insight-led discussion: presentations and panel conversations focused on where CleanTech innovation is gaining momentum—and what’s needed to commercialise and scale.
Innovation showcases: a series of presentations and case studies highlighting regional businesses applying technology to energy, carbon reduction and resource efficiency.
Capital and growth perspectives: practical reflections on funding pathways, partnership models and the role of strategic capital in accelerating deployment.
Connections that count: high-quality networking across founders, advisers and investors—creating new conversations and follow-up opportunities beyond the room.
Fiona Lettice, Emeritus Professor of Innovation Management – UEA, introduced CleanTech East—a new sector cluster designed to connect businesses, researchers, investors and the public sector to accelerate innovation and knowledge transfer. She set out the vision for its base at Scottow Enterprise Park, targeting early pilots and collaboration across areas including waste-to-energy, battery storage, low-carbon production, data centre decarbonisation and sustainable aviation.
In his keynote, Johnathan Reynolds (Opergy) reframed the UN Sustainable Development Goals as market signals shaping policy, capital and customer demand. He urged the region to seize the East of England’s strengths as an investable CleanTech geography—and to focus on what investors back: clear market timing, credible routes to revenue and a team that can deliver.
The panel discussion explored what it really takes to move CleanTech from promising prototypes into bankable, deployable solutions. Panellists shared practical perspectives on proving demand, running pilots, building partnerships and navigating the funding and procurement hurdles that often sit between innovation and repeatable commercial rollout. With thanks to the panellists:
Johnathan Reynolds – Managing Director, Opergy – Panel Chair
Saffron Myhill – Low Carbon Innovation Fund Manager
Steven Wilson – Head of Innovation, Business Engagement and Inward Investment, Freeport East
Peter Kinsley – Innovation Manager, ORE Catapult
John Farley – Co-Founder, iBoxit
We’re grateful to Hethel Innovation for partnering with us on the CleanTech Showcase and to everyone who joined us to share ideas, challenge assumptions and build new connections. Events like this work because of the energy in the room—from speakers and showcasing companies to the investors and advisers leaning in to support the next stage of growth.
If you’d like to be involved in future ACG sector showcases—whether as a speaker, a showcasing business or an attendee—please get in touch with the ACG team at [email protected] You can also keep an eye on our events programme for upcoming dates and themes.

A practical route to reducing your environmental impact
Many businesses are struggling to keep up with the evolving expectations from their clients, customers, employees and funders around how they are managing and reducing their environmental impacts.
Groundwork’s Sustainable Business Membership provides organisations with a clear, supportive framework to better understand and reduce their environmental impact. Whether you’re at the beginning of your journey or building on existing progress, the scheme combines expert guidance, practical tools, and peer learning to help you make measurable change year on year.
Measuring what matters
A key step in improving environmental performance is understanding what impacts your organisation is having on the natural environment – be that air, water, land or local biodiversity – and taking action to manage and reduce these.
The Sustainable Business Membership annual assessment highlights what you’re already doing well and identifies clear, achievable steps to improve. Members receive a detailed report, a practical action plan, and a sustainability score – helping you measure progress and plan ahead with confidence. It’s a great tool to engage your team and to communicate your commitments to your customers and wider stakeholders.
Turning insight into action
Armed with expert support, members can take meaningful steps to reduce their environmental impact. Many businesses have already demonstrated measurable progress, including a 10% reduction in carbon emissions within a 12-month period.
Environmental action doesn’t stop at carbon. Simple, visible changes such as allowing on-site green spaces to rewild or installing green roofs can enhance biodiversity, improve local environments and contribute to wider sustainability goals.
Ongoing support for change
With ongoing access to sustainability experts, regular check-ins and opportunities to learn alongside other organisations, Sustainable Business Members are supported every step of the way.
Annual membership is £1,500 + VAT per year.
The Sustainable Business Membership scheme is delivered by environmental and community charity Groundwork East. As a charity, they reinvest every penny back into the local community, so by working with Groundwork East, you know you’re helping to build a stronger, greener future.
