Major expansion approved for Johnston Quarter business park
We are delighted to announce a significant milestone for Johnston Quarter, with outline planning permission granted by Breckland Council for a major expansion of our business park.
The permission covers up to 360,000 sq ft of new storage and distribution space on eight hectares of land to the north of the existing site. The development has the potential to create 1,090 jobs and generate approximately £57.3 million in gross value added to the regional economy each year.
The expansion is supported by a £250,000 investment by Johnston Quarter in a high-voltage power connection to a primary substation, delivered by Breckland Council and UK Power Networks, following grant funding of circa £3.5 million.
This addresses a long-standing constraint on development at the business park, unlocking its full potential. The connection is expected to be completed in August 2026.
The expansion will complement the existing business park, which comprises more than 650,000 sq ft of industrial and warehousing space across 14 units and is home to regional, national and international businesses, including tenants and owner-occupiers.
It also reflects Johnston Quarter’s position as a key strategic employment site, identified in the Norfolk Local Growth Plan along the Cambridge–Norwich Tech Corridor and the London-to-Cambridge growth corridor.
Detailed plans will be submitted in due course, and discussions are under way with potential occupiers about the opportunities the expansion will create, including both speculative development and bespoke design-and-build solutions.
